The KwaZulu-Natal (KZN) South Coast is rapidly rising as one of South Africa’s strongest new semigration hotspots, drawing buyers from Gauteng and other inland provinces seeking affordability, coastal living and better lifestyle balance.
Long known for its Blue Flag beaches, warm sub-tropical climate, laid-back communities and top-tier golf courses, the region has always been attractive.
But now, renewed interest is accelerating, and much of it comes down to improved accessibility.
KZN South Coast draws buyers
According to BusinessTech, the revival of Margate Airport, which now offers direct daily flights to OR Tambo International Airport, has significantly boosted the area’s appeal.
The improved connectivity allows Gauteng professionals to own property on the South Coast without feeling cut off from Johannesburg.
According to property industry experts, this has become a major selling point for buyers who work inland but want a coastal second home, an investment property, or an easy-to-reach weekend getaway.
Who’s moving and what are they looking for?
As per reports, there has been steady activity across the lower KZN South Coast:
- Around 50% of buyers are looking for primary residences or retirement homes.
- The other half are searching for holiday apartments or second homes with rental potential.
- More families are relocating permanently, supported by good schools, remote-work opportunities, and proximity to Durban.
- Retirees are using new homes part-time before transitioning into full coastal living.
As far as property type is concerned, demand remains high for secure sectional title units, especially those priced between R900 000 and R1.5 million, ideal for low-maintenance, lock-up-and-go living.
Three- to four-bedroom family homes, typically priced between R1.2 million and R2.5 million, are also drawing strong interest from relocating families.
Buyers looking to customise their homes are increasingly turning to vacant land in KZN South Coast areas like Hibberdene and Umtentweni, taking advantage of attractive pricing to build from scratch.
And as expected, properties closest to the ocean carry higher prices:
- Beachfront freehold homes generally start at around R2.5 million.
- Beachfront sectional title units start from about R1.2 million.
Despite this, the KZN South Coast remains more affordable than other coastal hubs such as the North Coast or Western Cape, making it a prime option for value-focused buyers.
